Terms & Conditions

These are the conditions you agree to when making a booking:

1. BOOKINGS
   Reservations are accepted on payment of a deposit of 20% of the total booking cost. The remaining balance must be paid at lesat 6 weeks prior to the start of your holiday. We reserve the right to decline any booking for any reason. If the properties are booked within six weeks of the start date the full amount of the rental is payable immediately.
2. CANCELLATIONS
   If a booking is cancelled by you then the amount paid less the deposit will be refunded. If it has to be cancelled by us then the full amount including the deposit will be refunded. No other payments will be made in any circumstances.
   
   If a reservation is cancelled up to six weeks prior to the start date only the deposit is forfeited. If a reservation is cancelled after this date, and the owner or the owner’s agent is unable to re-let the properties, the full amount will be forfeited. For this reason all hirers are strongly recommended to take out holiday cancellation insurance.
   
   If for any reason beyond our control the properties are unable to be made available all monies paid will be refunded to the hirer. The hirer will have no further claim against the owner or the owner’s agent.
3. ARRIVALS & DEPARTURES
   Bookings are normally for a full week Saturday to Saturday with the period of let beginning at 4pm on the day of arrival. Guests must vacate the property by 10am on the day of departure.
4. GUESTS
   The number of adults and children using the house must not exceed the number booked.
5. SECURITY & COURTESY
   All members of your party must agree to keep the property secure when left unoccupied during your holiday. Please ensure that your activities don't inconvenience or disturb people staying nearby.
6. BREAKAGES
   The properties and their furnishings should be left in the same state and condition as when you arrive. Guests must advise the owner or the owner's agent of any breakages, soiling or damage to the property. The hirer will be responsible for the costs of replacing or repairing breakages, soiling or damage caused by any member of the party of guests.
7. SMOKING
   Smoking is not permitted inside the properties.
8. PETS
   No pets are allowed in the properties.
9. FACILITIES
   Bedding, towels and kitchen linen are provided, and gas and electricity are included in the rental price. While we make every effort to ensure that the equipment and facilities are provided as listed, there may inevitably be circumstances beyond our control that prevent this.
10. LIABILITY
    Use of the property is at the guest's own risk. No liability shall fall on the owner or the owner's agent for injury to guests, or for loss of personal property belonging to guests.
11. OWNER'S RIGHTS
    The owner or owner's agent reserves the right to demand the immediate departure of any guests not complying with these terms and conditions, or for any other conduct detrimental to the property.
12. AGREEMENT
    By signing the booking form and/or by making an email, internet or telephone booking with deposit / payment made by cheque or credit /debit card, you are deemed to have accepted these booking conditions and must ensure that all members of your party understand and comply with them.
